Primary housing means buying directly from the developer in a new or under-construction project, rather than from a previous owner in the resale market. Primary purchases carry RERA protection, developer payment plans and, for under-construction units, a contractually stated possession date.
Under-construction units cost less per sq ft and spread payment across construction milestones, but carry delivery risk and no immediate use. Ready-possession flats cost more and offer no payment plan, but have an occupancy certificate, can be inspected physically and occupied or rented immediately.
Carpet area is the net usable area within your walls, as defined by RERA — developers must now quote and sell on it. Built-up adds wall thickness and balcony; super built-up adds a share of lobbies and amenities. Super built-up is always largest, which makes the same flat look cheaper per sq ft.

MahaRERA is registration with the Maharashtra Real Estate Regulatory Authority, mandatory for qualifying projects. It forces public disclosure of approvals and timelines, requires a defined share of collections to be held in a dedicated account, and gives buyers a formal route to complaint and compensation for delays.
Check the MahaRERA registration number on the authority's portal, confirm the commencement certificate exists, and for completed buildings confirm the occupancy certificate. Read the builder-buyer agreement for the possession date and delay clause before paying any booking amount.
Beyond the base price, budget for stamp duty and registration, GST on under-construction units, parking and floor-rise charges, maintenance deposit, and legal fees. These can add materially to the headline figure, so ask for a full cost sheet rather than a per-sq-ft rate.
Navi Mumbai International Airport and the Atal Setu sea link have improved connectivity across the region, and NAINA provides a notified planning framework for the surrounding area. These are structural infrastructure changes rather than a guarantee of price movement — no specific appreciation is promised.
